Engineered timber vs hybrid flooring

4 min read · Written by the WFA flooring team · Updated June 2026

Quick answer

Engineered timber is real hardwood (usually European oak) on a stable plywood base — it feels and ages like a solid timber floor, adds the most value to a home and can often be sanded later. Hybrid is a printed timber look on a waterproof core — cheaper, tougher against water and pets, and fine in wet areas. Pick engineered for living areas where you want the real thing; pick hybrid for busy family homes and anywhere wet.

Top layer

Engineered timber: Real hardwood veneer (e.g. 2–6 mm oak)

Hybrid: Printed vinyl décor with wear layer

Water

Engineered timber: Not for bathrooms/laundries

Hybrid: 100% waterproof

Feel

Engineered timber: Warm, natural, every board unique

Hybrid: Consistent, slightly softer

Refinish

Engineered timber: Thicker wear layers can be sanded

Hybrid: Can't be sanded

Install

Engineered timber: Floating or glue-down

Hybrid: Floating click-lock

WFA price

Engineered timber: from $60.50/m²

Hybrid: from $26.50/m²

The value question

Buyers and agents still rate real timber highly, so engineered oak tends to lift perceived value in living areas. If you're renovating to sell or staying long-term, it's worth the extra.

The practical question

Large dogs, small kids and wet areas favour hybrid. Many homes mix both: engineered in living and bedrooms, hybrid in the laundry and kitchen, joined with an H trim.
