Written by the WFA flooring team · Updated June 2026

Quick answer

For most apartments, Vista hybrid ($47.50/m²) is our top pick — 10mm thick, fully waterproof, P3 slip-rated, 0.7mm wear layer and AAAC up to 6-star acoustic. Runner-ups: Seabreeze hybrid ($29.50/m²) for budget buyers, Grandview laminate ($47.50/m²) for AC5 durability, and Grace engineered timber ($68.50/m²) for a premium timber look.

How we chose: We filtered for AAAC up to 6-star acoustic rating (essential for strata bylaws), then ranked by waterproofing, wear layer thickness or AC rating, board thickness (more mass = less sound transmission), slip rating, price per m², and warranty length. All picks are floating click or direct-stick — no sanding or heavy wet trade required.

Grace is the entry point into real oak for apartment dwellers who want the warmth and authenticity of timber. Available in plank or herringbone, it can be floated or direct-stuck — useful where strata bylaws specify glue-down. The 7-coat UV lacquer adds durability, and AAAC up to 6-star acoustic applies here too, though a quality acoustic underlay or adhesive is essential.

Why acoustic rating matters more in apartments

Most Australian strata schemes require flooring to meet a minimum acoustic standard — often referenced against AAAC (Acoustic Assurance Assessment Criteria) star ratings. All ranges listed in this guide are rated AAAC up to 6 star, but that rating is typically achieved in combination with an appropriate acoustic underlay, not the floor alone. Before you order, check your strata by-laws for the exact rating required and confirm with your body corporate whether floating or direct-stick installs are permitted.

Thicker boards generally transmit less impact sound. That is one reason Vista (10mm hybrid) edges out Seabreeze (8mm) and Metro (6mm) for upper-floor apartments where downstairs neighbours are a consideration. If your by-laws require a direct-stick install, Odyssey or Sanctuary vinyl planks are direct-stick options — just note they require a separate acoustic membrane beneath the adhesive in many strata situations.

How to calculate what you need and what it will cost

Every product page on the Wholesale Floors Australia website includes a box calculator that automatically adds a waste allowance and rounds up to whole boxes — you only buy full boxes, so having an accurate room measurement first is important. For multiple rooms, use the free Room Planner tool to enter each space separately and get a combined total. All prices shown are per m² for supply only — WFA does not install flooring.

Freight is calculated live at checkout based on weight and your postcode. As a rough guide, around 30 m² of hybrid flooring weighs approximately 380 kg and costs roughly $197 delivered to Sydney Metro. The minimum delivered charge is $97.14 (incl. fuel levy and GST). If you are in or near Merrylands/Parramatta, free click-and-collect is available from 24-27 Crescent Street, Holroyd NSW 2142 — orders are typically ready within 24 hours, Monday to Friday 8am–4pm. Creating a free account also gives you 5% off your first order.

Answers

Common questions

Do all these floors meet strata acoustic requirements?
All ranges in this guide are rated AAAC up to 6 star, which aligns with many strata by-law requirements. However, that rating is usually achieved with the floor plus a specified acoustic underlay. Check your building's by-laws for the exact star rating required and confirm whether floating or direct-stick installs are permitted before purchasing. WFA sells acoustic underlays to suit most of these ranges.
Which floors can I use in a bathroom or laundry?
Fully waterproof options are your safest choice for wet areas: Vista, Seabreeze, Metro, Monarch, and Mirage in the hybrid category; Coastline, Sanctuary, Odyssey, and Essential in vinyl plank. Grandview laminate is also rated waterproof. Grace and Terra Firma engineered timbers are not waterproof and should be avoided in wet areas.
Can I get these floors delivered to my apartment building?
Yes — WFA ships via a weight-based freight carrier. Delivery to Sydney Metro and Newcastle is typically 1–3 business days. At checkout you will see a live freight price based on your postcode and order weight. The minimum delivered charge is $97.14 incl. GST. If access at your building is tricky, click-and-collect from Holroyd NSW is a free alternative with orders ready in about 24 hours.
Does WFA install the flooring as well as supply it?
No — Wholesale Floors Australia is a supply-only business. They do not provide installation services. You will need to arrange your own installer or, for floating click ranges, carry out a DIY install. All ranges listed here use either floating click or direct-stick methods, so no specialist laying equipment is required — but always follow the manufacturer's installation instructions.
